The Site
1.1 The scheme is known as the Stephenson Quarter,
after the railway pioneer Robert Stephenson, and sits on a huge site bordered
by Forth Street to the north, South Street to the east, Hanover Street to the
south, and Forth Banks to the west. (Newcastle city council, 2008) A more
detailed map is attached in Appendix 1.
The purpose
of the Brief
1.2
The purpose of the brief is to provide a planning framework to guide the regeneration/redevelopment
of the site and to secure social and environmental benefits for the project.
1.3
The overall objective for the site is to seek the comprehensive and sustainable
regeneration of this previously developed site. This will be achieved by

the site makes a positive contribution to the regeneration of the locality,
without harming the future development potentials of the area.

Using
those are appropriate or health to the area and enhancing the setting of the
listed buildings and all other buildings which are retained.

Keeping
harmonious with the surroundings and functions of the area.

Development
that is sustainable achieved through layout, retention of historic structures
and energy efficiency construction

Ensuring
acceptable access, traffic demand and traffic generation
Ø
With
reference to relevant planning policies and requirements, the brief provides
guidance on the form of development and types of uses likely to be considered
acceptable.
